Approximately <br /> 30% of the rezone area is wetland. <br /> The following is a list of concerns and recommendations <br /> related to the proposed rezone. <br /> 1. Environmental Impact. Consideration should be given to <br /> the overall environmental impact of a development of this <br /> magnitude on the Cherokee Marsh and Yahara Watershed. This <br /> may be very difficult to evaluate based on the speculative <br /> nature of the requested rezone. The developer has not <br /> established the exact commercial uses for the site. Issues <br /> related to storm water, erosion control, impact on wildlife <br /> and the overall effect on the environment may be different if <br /> the use of the site where changed, for example, from a <br /> commercial mall to a truck stop. <br /> 2 . Wildlife Impact. The Cherokee Marsh is the home for <br /> several endangered or threatened species, protected by law, <br />
