That plans and specifications be prepared by .a licensed <br /> engineer within the scope of the applicant, and filed with the <br /> Zoning Department before commencement of any work. <br /> 2) . That all work be performed in compliance with approved <br /> engineering standards - and all applicable governmental rules and <br /> regulations particularly Section 11. 05 (4) of Dane County Zoning <br /> Ordinance. <br /> 3) . That there be filed with the Zoning Department a certificate <br /> of compliance by a licensed engineer at the completion of the <br /> project. <br /> 4) . That project incorporate acceptable winter stabilization <br /> measures until vegetation is established. <br /> 5) . Completion and certification deadline of June 1, 1995 . <br /> FINDING OF FACT: <br /> 1) . Sewer extension is to serve 3 additional residences. <br /> 2) . Placement of sewer is along relatively flat lands and minimal <br /> erosion prevention methods needed. <br /> 3) . Engineering provided by Ozzie Knechtges P. E. of Mead and Hunt. <br /> CONCLUSION: <br /> 1) . The project as planned, with conditions; will not result in <br /> substantial detriment to navigable waters by erosion, <br /> sedimentation, impairment of fish or aquatic life, of safe and <br /> healthful conditions. Madigan - Westport - 9/22/94 P.H. <br /> GASKILL/KLOPP to grant with condition a variance of 6. 5 feet from <br /> required setback to vision triangle to permit erection of on- <br /> premise sign. <br /> CONDITION: <br /> 1) . The sign shall be removed at the owner' s expense if future <br /> road improvement requires additional right-of-way. <br /> FINDING OF FACT: <br /> 1) . Applicant proposes to replace gas pricing sign out of County <br /> Highway right-of-way. <br /> 2) . County Highway Department has very large right-of-way with <br /> expanded vision triangle and has no objection to proposal. <br /> 3) . One leg of sign will encroach into required setback by 6. 5 <br /> feet. <br /> 4) . Underground fuel storage tanks prohibit complying location. <br /> CONCLUSION: <br /> 1) . Variance preserves the zoning ordinance as much as possible <br /> without injustice to applicant. <br /> 2) . Variance is not contrary to rights of others or to the public <br /> interest. <br /> Motion carried - 4-0. <br />
