Lana Lease 16693 PAGE 65 Page 2 <br /> TERM OF LEASE: <br /> To hold for the term of Nine Hundred Ninety Nine years, <br /> beginning on the sixth day of September, 1991, and <br /> ending on the fifth day of September, 2990. <br /> RENT: <br /> Lessee shall pay an initial rent of $1.00 due upon the <br /> execution of this lease. <br /> Lessee promises to pay to Lessor an annual rent equal to <br /> the sum of all of the real estate taxes, special <br /> assessments, fees, or other taxes or charges on the <br /> property, on or before February 1 of the calendar year <br /> following the year during which said taxes, special <br /> assessments, fees or other charges on the property were <br /> levied. Said rent shall be for the year during which <br /> said taxes, special assessments, fees or other charges <br /> on the property were levied. <br /> On or before January 1 of the calendar year following <br /> the year for which the rent is due, Lessor agrees to <br /> provide Lessee with an accounting of the rental charges <br /> of which Lessor has knowledge. The amount of rent equal <br /> to the real estate taxes shall be calculated as follows: <br /> 2.75/21. 326 times the annual taxes on tax parcel number <br /> 12-071225386004. Lessor's lack of knowledge of any of <br /> said taxes, special assessments, fees or other charges <br /> shall not relieve Lessee of the responsibility to pay <br /> them. <br /> For property taxes on the property which become due in <br /> 1995 or later years, Lessee further agrees to pay as <br /> rent an additional charge equal to twenty percent (20%) <br /> of the total amount of said taxes. <br /> Rent is to be paid at 2831 North Grant Boulevard, Milwaukee, <br /> WI 53210, or at such other location as shall be specified by <br /> Lessor. <br /> If the rent is not received by Lessor by February 15 of the <br /> year following the year for which the rent is due, Lessee <br /> shall be in default. Lessor shall inform Lessee of the <br /> default in writing and shall further allow Lessee 45 <br /> additional days to pay the rent. In the event the rent is not <br /> paid by the end of the 30 days this lease shall terminate and <br /> Lessee agrees to vacate the property and deliver the same to <br /> Lessor. <br />
