fre5.'llt iht,',‘ <br /> Dane County Planning & Development <br /> 4' <br /> 4,- aeons, Division of Zoning <br /> Policy <br /> Date: October 3,2007 <br /> From: Roger Lane <br /> Dane County Zoning Administrator <br /> To: Zoning Department Staff <br /> RE: Requirements of a Location Survey <br /> Under Dane County Code of Ordinances Section 10.25(3)(a)1., "A location survey shall be <br /> submitted to the zoning division for all construction which will be located less than 10 feet from <br /> required setback line". <br /> The intent of this section is to have an assurance that projects will safely be within the setback <br /> limitations of the particular zoning district. This can be ensured by either: 1) a survey performed <br /> after the foundation is installed of an entirely new structure or 2) if a survey was performed on an <br /> existing building in which the proposed project is to be attached. <br /> A location will be required to be submitted when: <br /> ❑ A new primary structure is within 10 feet of any setback limitations. <br /> ❑ A new accessory structure is within 10 feet of any setback limitations. <br /> ❑ Decks on the rear of structures, bay windows, front porches, when encroaching past the <br /> standard yard setback line for the principal building. <br /> ❑ Any sign that is within 10 feet of any setback limitations. <br /> An existing survey will be allowed to be used when: <br /> ❑ To provide better customer service, existing location surveys shall be accepted for addition <br /> projects if the survey meets the requirements of a location survey. Inspectors shall use their best <br /> judgment in determining acceptable surveys using the information on the Survey A-E 7 handout. <br /> ❑ If an applicant is using an existing survey, the survey shall have the necessary dimensions to <br /> determine the location of the existing structure. The survey must be to scale and the proposed <br /> addition must be drawn in to scale noting the setback to the lot lines. <br /> ❑ Existing location surveys shall not be acceptable in determining the location of proposed <br /> detached buildings. <br /> Plan review <br /> During the plan review stage of the process, Zoning Inspectors shall determine if a location survey is <br /> required for the project. If a location survey is needed, the inspector shall inform the applicant of the <br /> requirement and provide a general sense of the cost involved ($200 to $2000, check with surveyor for <br /> estimate). The inspector shall suggest alternatives to avoid having a location survey prepared for the <br /> project, for example,shift the project further away from the setback lines. <br />
