Lindholm, agent for Ralph and Betty <br /> Schulz to change the zoning from the C-2 Commercial district to the 1-4 <br /> Residential district. <br /> Location: 881 West Beltline Highway Section 35, SE SW <br /> Area: 0.86 more or less acre /gm Madison <br /> Prouoged use: Convert motel to efficiency apartments. A.E.D. No. <br /> ANALYSIS: <br /> 5025 The applicant is applying to the state for a Wisconsin Developement Fund <br /> to assist in the renovation of the distressed property. The proposed <br /> multifamily use will fill a need in the area for low-income housing. <br /> The Dane County Board of Adjustment in their consideration of a variance <br /> for the property has limited the number of occupants of the apartments. <br /> The applicant has successfully renovated another old motel for this <br /> purpose and their efforts are being supported by several agencies. <br /> STAFF COMMENTS; <br /> R.P.C. - Petition 5025. This motel Is In a fully developed commercial area at <br /> the- Interchange of the South Beltline and USN 14. There Is another <br /> motel to the west with office and heavier commercial uses In the balance <br /> of the area. Thus, these would be the only residential units In a large <br /> commercial area. <br /> It appears that conversion to efficiency units would limit the number of <br /> children living here. There are no schools or play areas nearby since <br /> this Is a commercial area. <br /> If this area were zoned C-1 commercial the conversion could be allowed <br /> as a conditional use permit. However, the heavier , more Intensive C-2 <br /> zoning does not allow residential uses. Therefore, if the conversion Is <br /> allowed, It will have to be zoned R-4. <br /> E.H.D. - <br /> Co.
