Introduction <br /> On behalf of the buyers and sellers of 881 West Beltline Highway, <br /> Ripple Management hereby requests the zoning changes detailed below <br /> so that the subject property may be utilized as efficiency <br /> apartments. <br /> II. Statement of Purpose <br /> Currently, the subject property is a 31 unit motel with one 2 bedroom <br /> manager's unit in moderate condition. Ripple Management proposes to <br /> renovate the existing building and convert the use to efficiency <br /> apartments. The renovation program includes construction of a new <br /> roof, resurfacing the parking lot, new carpeting, kitchenette <br /> installation, aluminum siding, exterior and interior painting, and <br /> general repair. There are no major structural changes planned such <br /> as wall removal and alteration or any structural additions. Before <br /> the renovation program can be implemented the following zoning <br /> changes must be completed. <br /> 1. A parking variance to allow a lower parking ratio; 1.25 <br /> spaces per unit rather than 2 spaces per unit. Currently <br /> there are 40 parking spaces for 32 units. <br /> III. Renovation Schedule <br /> Completion of the renovation program should take approximately 90 <br /> days. The projected starting date is on or about July 1, 1991. <br /> IV. Site Plan <br /> The subject site is on the south side of the frontage road adjacent <br /> to the West Beltline Highway and on the east side of Perry street, <br /> (see Exhibit A) .
