Champagne (hereinafter referred to as <br /> Champagne) is the owner of the property referred to herein as "Parcel DOCUMENT # <br /> A", legally described on Exhibit A attached hereto and incorporated 5245365 <br /> herein,consisting of approximately 74.7 acres; and 06/27/2016 10:50 AM <br /> Trans. Fee: <br /> Exempt#: <br /> WHEREAS, Champagne has commissioned a Certified Survey to Rec. Fee: 30.00 <br /> divide Parcel A into three separate lots, with the two lots generally Pages:9 <br /> depicted on the map attached hereto and incorporated herein as page <br /> 2 of Exhibit B as Lots 1 and 2 to be referred to herein as "Lot 1" and Recording area <br /> "Lot 2" respectively to conform to such map designations, and the Return 1o: <br /> farm field adjacent to such lots to the south, east, and west Mary H. Box 15 <br /> PIN 046/0611-112-9000-2 and being approximately 71.47 acres in Cambridge, WI 53523 <br /> size ) to be referred to herein as "the Farm Fields" or "Lot 3"; and <br /> See Attachment. <br /> Parcel Identification Number(s) <br /> WHEREAS, the two residences on parcel A have historically been and will continue to be accessed <br /> through the Joint Driveway Easement Area as further described on Exhibit C attached hereto and <br /> incorporated herein; and <br /> WHEREAS, the Farm Fields have historically been and will continue to be accessed through the <br /> Joint Driveway Easement Area described on Exhibit C and then through the current driveway existing on <br /> Lot 2 from the end of the Joint Driveway Easement Area to the edge of the Farm Fields; and <br /> WHEREAS. Champagne intends to sell Lots 1 and 2 to third parties, but will retain ownership of the <br /> Farm Fields and wishes to retain access to Lot 1 over and through the Joint Driveway Easement Area and <br /> to the Farm Fields over and through the Joint Driveway Easement Area and the current driveway existing on <br /> Lot 2, from the end of the Joint Driveway Easement Area to the edge of the Farm Fields beyond; and <br /> WHEREAS, in anticipation of such sales, Champagne wishes to enter into a written agreement <br /> confirming the necessary easements to ensure access to Lots 1 and 2 and the Farm Fields as noted above <br /> and to establish the terms and conditions for the common use of the noted areas. <br /> NOW, THEREFORE, it is hereby agreed as follows: <br /> In consideration of the mutual promises, covenants, and payments found herein and for other good <br /> and valuable consideration, the receipt of which is hereby acknowledged: <br /> J <br />
