The campground will continue to operate by following federal, state and local laws <br /> and codes as well as providing outstanding customer service and maintaining a safe <br /> Icampground. The owner performs ongoing upgrades to electrical, plumbing, water and <br /> wastewater systems within the campground. Most of the upgrades are piecemeal and not <br /> disruptive to the campers. Major construction upgrades are done outside of the open season. <br /> I <br /> 2.The uses,values and enjoyment of other property in the neighborhood for purposes <br /> I already permitted shall be in no foreseeable manner substantially impaired or diminished by <br /> establishment, maintenance or operation of the conditional use. <br /> I The Crystal Lake Campground has been in operation for over 40 years and was a permitted use <br /> for years. The unique location of the campground on the northern peninsula of Crystal Lake <br /> limits direct contact with the "neighborhood". All adjacent neighbors are across the lake from <br /> the Dane County section of the campground. Those neighbors have been familiar and <br /> 1 comfortable with the campground and its operation for decades. The owner's ongoing <br /> upgrades to the campground have served to improve the neighborhood, its character and <br /> associated land values. The campground doesn't place an undue burden on the operation or <br /> use of Crystal Lake. <br /> I 3.That the establishment of the conditional use will not impede the normal and orderly <br /> development and improvement of the surrounding property for uses permitted in the district. <br /> I The Crystal Lake Campground has been in operation for over 40 years and was a permitted use <br /> for years. The campground is isolated from other properties in Dane County by Crystal Lake. <br /> The owner's ongoing upgrades to the campground have served to improve the character and <br /> Iassociated land values of properties around the lake. The campground doesn't place an undue <br /> burden on the operation or the recreational use of Crystal Lake. <br /> 1 4.That adequate utilities, access roads, drainage and other necessary site improvements <br /> have been or are being made. <br /> IThe owner is in the process of obtaining necessary permits from the County and State to <br /> upgrade sewage collection and treatment system located in Dane County. The intention is to <br /> I eliminate over 100 existing individual holding tanks from the campground.
