t. ..i r
Urban Land Interests o ; 51-&-i---
I3 2/ /o ---
February 5, 1990 OA-/ -7,-/-/-.s /
A/ / 9 / °vim "-'b '
Dane County Zoning Board a ' 3 -3
RE: Request for a Conditional Use Permit
for 2810 Todd Drive, the Bel-Aire.
Introduction
On behalf of the buyer and seller of 2810 Todd Drive, Urban
Land Interests, as contracted broker, requests that a
conditional use permit be granted to allow the subject
property to be renovated and used as 21 efficiency apartments
and marketed as elderly housing. Urban Land Interests also
requests a ruling at the March 13 public hearing due to a
contract expiration of March 31, 1990 and buyer's desire to
begin renovation in time for completion before the summer
rental season begins. The Town of Madison supports
renovation, and in fact, may make special funds available.
The Property
The subject property is located at 2810 Todd Drive in the Town
of Madison and was originally built as a hotel, but is now
rented on 30-day basis. The building was constructed in the
1970's, and is in disrepair. Located one lot away from the
intersection of the West Beltline Highway and Todd Drive. The
property is on the boarder between commercial and multi-family
residential uses. An "L" shaped lot of 24, 640 square feet,
the building has 21 rooms that will be converted to
efficiencies. (A legal description and survey are attached as
Exhibits A and B. ) The units need kitchens, new carpet,
paint, linoleum, and general cleaning. Parking is available
in front of the building. A new roof is needed as well as
exterior paint. The buyers, Tom Ripple and Bob Lindholm, are
prepared to close in March and renovate the property if a
conditional use permit is granted.
Time Schedule
The buyers will begin renovation in April and complete work in
about three months.
301 N.Broom Street Madison,Wisconsin 53703 608 251 0706 FAX 608 251 5572
