County zoning staff <br /> indicates that a conditional use permit will allow the <br /> property to be used under R4 zoning, which is adjacent. <br /> (Urban Land Interests has been marketing the property since <br /> August, 1989, and has found no other interested parties. ) <br /> Additional Approvals <br /> The property will also require a variance to allow 1, 173 <br /> square feet of lot area per unit rather than 2 , 000 square feet <br /> as required under R4 zoning. Also, a variance will be <br /> required to allow a lower parking ratio; 1 space per unit <br /> rather than 2 . The lot area is not expandable, and the <br /> residents are not likely to use all the parking that is <br /> available. In fact, the residents are more likely to use the <br /> bus system. <br /> The Board of Adjustment will be asked to grant a variance at <br /> the March 22 hearing. <br /> Conclusion <br /> The subject property has become a blight on the neighborhood <br /> and the buyers are willing to make a large investment risk and <br /> renovate the properties, if permitted. The town supports the <br /> plan, and Urban Land Interests requests a ruling granting a <br /> conditional use permit so that renovation can begin.
