•
Urban Land Interests
Dane County Zoning Board
February 5, 1990
Page 2
Suitability
The property is ideally suited for residential use, because of
its location near other existing apartments. The rooms are
also ideally suited as efficiencies, and in effect, are
currently being used as such by the seller. The property is
zoned B1 with conditional use permit. County zoning staff
indicates that a conditional use permit will allow the
property to be used under R4 zoning, which is adjacent.
(Urban Land Interests has been marketing the property since
August, 1989, and has found no other interested parties. )
Additional Approvals
The property will also require a variance to allow 1, 173
square feet of lot area per unit rather than 2 , 000 square feet
as required under R4 zoning. Also, a variance will be
required to allow a lower parking ratio; 1 space per unit
rather than 2 . The lot area is not expandable, and the
residents are not likely to use all the parking that is
available. In fact, the residents are more likely to use the
bus system.
The Board of Adjustment will be asked to grant a variance at
the March 22 hearing.
Conclusion
The subject property has become a blight on the neighborhood
and the buyers are willing to make a large investment risk and
renovate the properties, if permitted. The town supports the
plan, and Urban Land Interests requests a ruling granting a
conditional use permit so that renovation can begin. Thank
you.
Sincerely,(10t2------
•rrence R. Wall
TRW:nla
