1 <br /> 4 Urban Land Interests <br /> February 13 , 1990 <br /> Agriculture, Environment, & Land Records Committee <br /> RE: Request for a Conditional Use Permit <br /> for 2810 Todd Drive, the Bel-Aire. <br /> Introduction <br /> On behalf of the buyer and seller of 2810 Todd Drive, Urban <br /> Land Interests, as contracted broker, requests that a <br /> conditional use permit be granted to allow the subject <br /> property to be renovated and used as 21 efficiency <br /> apartments. Urban Land Interests requests a ruling at the <br /> March 13 public hearing due to a variance hearing scheduled <br /> for March 22nd and buyer's desire to begin renovation in time <br /> for completion before the summer rental season begins. The <br /> Town of Madison supports renovation, and in fact, may make <br /> special funds available. <br /> The Property <br /> The subject property is located at 2810 Todd Drive in the Town <br /> of Madison and was originally built as a hotel, but is now <br /> rented on 30-day basis. The building was constructed in the <br /> 1970 's, and is in disrepair. Located one lot away from the <br /> intersection of the West Beltline Highway and Todd Drive, the <br /> property is on the boarder between commercial and multi-family <br /> residential land uses. An "L" shaped lot of 24 , 640 square <br /> feet, the building has 21 rooms that will be converted to <br /> efficiencies. (A legal description and survey are attached as <br /> Exhibits A and B. ) Various units need kitchens, new carpet, <br /> paint, linoleum, and general cleaning. Parking is available <br /> in front of the building. A new roof is needed as well as <br /> exterior paint.
