The rooms are <br /> also ideally suited as efficiencies, and in effect, are <br /> currently being used as such by the seller. The property is <br /> zoned B1 with conditional use permit. County zoning staff <br /> indicates that a conditional use permit will allow the <br /> property to be used under R4 zoning, which is adjacent. <br /> Additional Approvals <br /> The property will also require a variance to allow 1, 173 <br /> square feet of lot area per unit rather than 2 , 000 square feet <br /> as required under R4 zoning. Also, a variance will be <br /> required to allow a lower parking ratio; 1. 2 spaces per unit <br /> rather than 2 . The lot area is not expandable due to adjacent <br /> buildings. Likewise, residents are not likely to use more <br /> than one parking space per unit. In fact, the residents are <br /> more likely to use the bus system. The structure will not <br /> allow fewer units to be used due to existing load bearing <br /> walls. <br /> The Board of Adjustment will be asked to grant a variance at <br /> the March 22 hearing. A conditional use permit could be <br /> granted subject to approval of the variances. <br /> Conclusion <br /> The subject property has become a blight on the neighborhood <br /> and the buyers are willing to make an investment to renovate <br /> the property, if permitted.
