The applicant has partially addressed this situation by placing three of the garage entries on the sides of the
units, and by proposing decorative 'prairie-style'garage doors on some front loading garages.Town Staff would
recommend altering garages adjacent to side loading garages to be side loaded also, utilizing a shared
driveway. This would decrease the number of front loading garages from 12 to 10.Town Staff further
recommends that all of the remaining front loading garages receive the decorative `prairie-style'garage doors.
Proposed landscaping is adequate in terms of placement, quantity, and variety.Since the lot is surrounded on
all sides by designated open space, additional buffering is not necessary.
Storm water management facilities are not provided on site. However, the Holland Fields plat includes storm
water detention areas on outlots on either side of Lot 11. Furthermore, the site naturally slopes toward the
wetlands to the west(rear)of the site.
Architectural Design
As noted, the garages provide the primary means of architectural expression on the first floor street frontage.
Architecturally relevant entries or porches are not provided. While this is not ideal, it should be noted again
that the units are laid out'backwards'to take advantage of views toward the wetlands. Therefore, the decision
to avoid architecturally highlighting what is functionally a rear entry may be appropriate.
Building elevations appear to offer a variety of materials including brick,3"vinyl siding, and 5"vinyl siding. The
materials are deployed to reinforce the prairie style effect of the architecture. The prairie style effect is further
reinforced by the use of casement windows with prairie style mullions, and the prairie style garage doors.
Again,Town Staff recommends that all of the front loading garages receive the prairie style garage doors.
In many cases on the building elevations provided, window trim is shown disrupting the continuous bandboard
trim.Town Staff recommends that the bandboard be continuous with the disruptions avoided,to reinforce the
horizontality that is essential to prairie style buildings.
COMPREHENSIVE PLAN CONSISTENCY:
riii r°T_®i1I1►I: or isliaIIIIraiallPgllilPillnllnl Waal 'all
ageMa r „ ., arrwrw rw....r 1
Z:r % =. ,:7 ♦vr a tilt -1 -, .., ' ~+-'
JAI 1 , _ r♦♦ Ai*`1/llainN■ : N
air e mil ♦ ♦ `.e,.....in .
