or decks may be located not closer than 25 feet from the Wetland <br /> Boundary Line. <br /> Lot Coverage: No Building,together with its accessory buildings <br /> and structures,shall cover in excess of 60%of the total lot area. <br /> Front Yard and Corner Yard Coverage: If the Principal Building is a <br /> single family detached residence,no accessory buildings structures or <br /> driveways shall cover more than 40%of the front yard,which is <br /> defined for purposes of this provision as the area between the <br /> Principal Building and the street ROW. If the Principal Building is a <br /> Duplex,no accessory buildings, structures or driveways shall cover <br /> more than 50%of the front yard. If the Principal Building is multi- <br /> unit then not more than 20%of the front yard shall be covered. <br /> Side and Rear Yard Coverages: If the principal use of the lot is for <br /> apartments,condominiums or townhouses, side and rear yards may <br /> be used for accessory uses including parking areas and private <br /> recreation facilities provided that in no case shall such improvements <br /> be located closer than 10 feet from the side or rear property line and <br /> provided such uses do not violate minimum lot coverage standards of <br /> this section. <br /> Landscaping, Screening: All open parking lots shall be screened from <br /> any property line by deciduous and coniferous landscape plantings to <br /> provide a minimum of 75%opacity for a visual buffer of the parking <br /> area from adjoining properties. <br /> Parking Spaces: A minimum of 2 spaces per each unit. Except as <br /> otherwise provided,there shall be one enclosed parking space per <br /> unit. There shall be total parking spaces calculated as follows: <br /> 1 Bedroom studio - 1.10/unit <br /> 1 Bedroom apartments - 1.75/unit <br /> 2 or more bedroom apartments -2.20/unit <br /> Owner occupied condominiums,townhouses or"zero lot line" <br /> residences shall have two enclosed parking spaces per dwelling unit. <br /> For any unit with a private garage and driveway,the driveway shall <br /> be included in the calculation for surface parking. <br /> (d)Development Plan Review: The Town is gra $and shall retain <br /> review powers over each and any R-4 lot with the subdivision.
