May 2, 1990
Dear Town Board Members,
It has come to our attention that the Town of Cottage Grove Land
Use Plan is reviewed for needed changes on an annual basis. It is our
understanding that this did not occur yet this year in regards to the
South Slope of the American Heritage Subdivision. In light of recent
developments regarding Mr. Walter Olson ' s proposals for the vacant lots
which are located north of Highway BB, east and west of American Way, we
would like the Planning Committee to review the appropriateness of the
current zoning of those lots.
Mr. Olson ' s proposal for townhouses, multi-family dwellings and
cottages is not in keeping with item #1 under your policies for an
Unsewered Development District: "The maximum gross density of any resi-
dential development should not exceed 1 dwelling per acre. "
Furthermore, his suggestion to build mini-warehouses on Out Lot 4
at the entrance to our residential neighborhood is not acceptable to
the residents of American Heritage as evidenced by the negative response
from those present at the April 18th meeting. Nor would it be acceptable
in light of the fact that " the Town Plan policies provide for no filling
or development" in a flood plain.
We would like the Planning Committee to change the existing zoning
to strictly single-family residential, with lot sizes being no less than
1 (one) acre.
We ask that you recognize that conditions have changed since the
original zoning was made. The majority of current homeowners moved to
American Heritage because it represented a safe, quiet neighborhood in
which to live. We all work toward maintaining the integrity of our
beautiful neighborhood and insuring the security we feel as a result of
knowing that, as owners of our own homes (not renters) , we have a common
goal of creating and maintaining a high quality of life for our families.
Please help us by supporting our efforts to have the afore-mentioned
parcels re-zoned to reflect the high standards of quality evidenced by the
existing homes in the subdivision. Mr. Olson expressed a desire to see
these lots zoned for single-family residential at the April 18th meeting.
You would be meeting the best interests of the neighborhood community and
Mr. Olson by maintaining single-family dwellings on one-to-two acre lots.
Thank you for your consideration of this matter of extreme import-
ance to the residents of American Heritage.
Sincerely,
iLe/ A ,000"
■
(/;?
