1 <br /> 1, <br /> I <br /> 10.13 C-1 Commercial and Light Manufacturing District Section 10.13 <br /> i <br /> i <br /> 10 13 '.• • • RCIs =1.-- - - TURING DISTRICT <br /> Ises Permitted. <br /> ( a) All uses permitted in the B-1 Local Business District. <br /> (b') W o - . - -- -- - -• _ . - .i - aving a ground floor area not in excess of <br /> of twenty thousand (20,000) square feet, but not including junk yards or the sale or storage of <br /> salvage material. <br /> (c) Bakeries, printing plants, laundries, cleaning and dyingplants, mechanical repair shops, <br /> including garages having a capacity of not more than ten (1 0) cars for repair, bottling plants, <br /> experimental and manuf actunng laboritories and the like. <br /> (d) Woodworking plants, plants for the fabrication of sheet metal products, welding sho. p and <br /> the like employing not more than seven (7) persons in production. <br /> (e) Any processing or treatment clearly incidental to the conduct of a permitted business or <br /> use. <br /> (f) Amusement places, including roller skating rinks and shooting galleries; provided, how- <br /> ever, that for roller skating rinks, shooting galleries, go-cart driving courses, kiddie rides and <br /> similar amusement concessions, the zoning committee, after public hearing, shall determine that <br /> the proposed site is suitable for such use. <br /> (g) Slaughter houses, when the site has been approved by the State Board of Helalth, and when <br /> the zoning committee, after public hearing, shall have determined that the site is suitable for <br /> such . <br /> (h) Uses permitted in Section 10.12 (1)(c) and (d), A-1 Agricultural District, subject to any <br /> special condil tions and requirements imposed therein. <br /> (i) Tourist and trailer camps, motels, service stations, tavernsand the drive-in type of root <br /> beer and eating stands; provided that the zoning committee, after public hearing, shall determine i <br /> that the proposed site is suitable for the intended use. , <br /> (j) Advertising signs and billboards. <br /> (k) Dog kennels, for the breeding. raising, sale or boarding of dogs; veterinary hospitals. <br /> (1) Outdoor theaters, and automobile race tracks, provided that the zoning committee, after • <br /> public hearing, shall report to the county board with its recommendations, and the county board <br /> I shall determine that the proposed site is suitable for such use. <br /> (2) Building Height Limit. <br /> (a) Residential buildings, or buildings for combined residential and business purposes, <br /> shall not exceed thirty-five (35) feet or two and one-half (21/2) stories in height. <br /> (b) For all other buildings the maximum height shall be fifty (50) feet. <br /> (3) Area, Frontage and Population Density Regulations. <br /> (a) Area, frontage and per cent of occupancy regulations shall be the same as for the <br /> B-1 Local Business District. <br /> (4) Setback Regulations. <br /> (a) Setback from front lot line or highway right of way shall conform to the provisions of <br /> Section 10.17 <br /> -73- <br />
