Request one acre of land located on my brother-in-law's 99 acre farm be <br /> rezoned residential. (William R. Bernards, 6496 CTH "K", Waunakee, WI 53597) . <br /> Information required by your office for the filing of a petition to rezone follows: <br /> a. Metes & bounds description is attached. <br /> b. Scale drawing is attached. <br /> c. Tax parcel number: Dist 28 Parcel #0808-252-9500-1 . <br /> d. Use of property is to build a 3 bedroom house. <br /> e. Time schedule for development: Plan to build as soon as all paper- <br /> work is completed. Expected starting date Sept 1, 90 and completing Dec 90. <br /> f. Acreage: One acre. <br /> 2. Soil survey of Dane County, issued Jan 78, indicated the major limitation <br /> of the soil on subject acre is a very servere hazard of erosion, slope is <br /> 12 to 20 percent, poor fertility and soil limitation capability grouping IVe-1. <br /> Survey also indicates this land should be kept in permanent hay or pasture. <br /> Under high management levels cultivation can be accomplished. <br /> 3. Soil on this acre is very poor, top soil is shallow and the land is <br /> very rocky. You can raise a decent alfalfa crop, first cutting only, with <br /> good spring rains. The second & third cuttings is a waste of time/money. <br /> Corn has never been good with it usually drying up in August. The soil does <br /> not hold water and dries very quickly. (Above info is from the owner, not me) . <br /> Erosion has taken it's toll. Several years this area was used as a pig <br /> pasture which contributed (I believe) greatly to the erosion process (What the <br /> pigs didn't eat, was washed away) . - <br /> I <br /> • 4. This acre was offered to me by my father-in-law in the early 60's. I was <br /> in the Air Force at the time and could not afford to do anything with the <br /> land, i.e. build. I retired from the Air Force in 78 with my wife and 6 <br /> children but still could not afford to build. (I served in Japan, Korea, <br /> Germany & Vietnam. A total of 23 years service) . Now that my children are <br /> gone from home and I can afford to build, I've run into zoning restrictions <br /> that weren't there in the past. It appears I should've taken action to <br /> preclude my present predicament. This house is to be my retirement home. <br /> 1 <br />
