The total area of the Land, including <br /> the part already zoned B-1, is approximately 35' acres. <br /> 8 . A site plan of the Land, drawn to the scale of 1" <br /> equals 400' , is attached. The site plan shows an existing <br /> single-family home, a proposed conference center of approximately <br /> 10, 000 square feet, proposed driveways from the conference center <br /> to County Trunk Highway CV and Gray Road and proposed parking <br /> areas adjacent the proposed conference center. The driveway to <br /> County Trunk Highway CV will require the approval of the Trans- <br /> portation Committee. Existing trees will screen the proposed <br /> conference center from the residential lots to the south. <br /> Because of the size of the parcel, the existence of those trees <br /> and the distance of the proposed conference center from the <br /> residential lots and the adjoining public roads, Applicant does <br /> not propose any special landscaping or screening for the proposed <br /> conference center. <br /> 9 . A conference center is a conditional use in a B-1 zone. <br /> The property is suitable for that use because of its compara- <br /> tively large size, its access to main highways and its compati- <br /> bility with the residential uses to the west and south. <br /> 10.
