Dear Committee Members: <br /> My name is Gary Nelson and I live at 5555 Box Elder Road, Marshall, Wisconsin in the <br /> Town of Medina. I have lived at that address for about 13 years. I am planning on <br /> building a tavern on the parcel of land described on the survey report. The building <br /> will be 40' wide and 80' long, with a second story. The First Floor will be a tavern, <br /> will serve sandwiches and homemade pizza and of course drinks. The second floor will <br /> have four two-bedroom apartments. I would like to start building as soon as possible <br /> and I would hope that a three month period would be long enough to finish my project. <br /> The property is located in Deansville, Wisconsin in the Town of Medina. The property <br /> is located next to the railroad tracks and is right on the edge of Deansville. I feel <br /> the proposed site is an ideal location. The feed mill would be south of the tavern <br /> and there would be no buildings to the North or East of the property. The entrance <br /> off Berlin Road would be on the West side of the property. I have already had a <br /> perk test done and the property is suitable for a conventional system, so that <br /> would be no problem. The tavern would be about a half mile to the North of Highway"19" <br /> and about a tenth of a mile off Highway "TT" . Deansville itself is about two miles <br /> from Marshall. A few years ago there was a tavern in Deansville, and I think the <br /> majority of the people in Deansville and the surrounding community would like to see <br /> one again. I have been in the tavern business for about 17 years, and at the present <br /> time I am selling insurance. 1 miss the tavern business and would like to get back <br /> into it. There isn't a place in Deansville to have a beer or soda or even a sandwich <br /> or pizza. I am looking to have a neighborhood bar where people can have a sandwich <br /> and beer or pizza and soda and can sit down and socialize with each other. I think it <br /> would be a shot in the arm for the community. I have the support of the Town of <br /> Medina Planning Committee and also the support of the Town of Medina Board. The size <br /> of the parcel I wish to have rezoned is three acres. It would be 15 rods wide and 32 <br /> rods long. Besides a tavern on the property there would also be a Softball Diamond, <br /> two Volley Ball Courts (which would have lights) and also about four Horseshoe Pits <br /> which would also have'lights. I was told that with this size parcel I would also have <br /> enough room for an alternate septic system drain field in the future. <br /> I feel that I have good experience in the tavern business, with a 17 year background. <br /> I have always run a reputable establishment and have never had any problem with the <br /> local law enforcement or with anyone in the Local or City Government. I feel people <br /> are changing, being more aware of the drinking and driving laws. You see more of the <br /> designated drivers, in all age groups. I would say people are drinking less when <br /> out in public. <br /> 1 am going to rely on a good line of sandwiches and pizza and maybe a Friday night <br /> fish fry to bring in the clientele that I am looking for. Also the young people are <br /> looking to more recreation to have fun, that's why I feel the Softball Field and the <br /> Volley Ball Courts and the Horseshoe Pits will help accomplish this. <br /> Thank you for your time and consideration and I am looking forward to meeting with <br /> you. <br /> Thank You, <br /> Gary J.
