November 26 , 1990 <br /> To: The Town of Mazomanie Land Plan Committee: <br /> Re: Zoning Petition #4925 (to rezone a parcel south of 10397 CTH <br /> KP into four single family lots. ) <br /> We would like to register our opposition to a proposed <br /> zoning change which would create four lots on the wooded valley <br /> and hillside that adjoins our property. We believe that the <br /> creation of these homesites would change the character of this <br /> narrow valley forever. This isolated mini-development appears to <br /> us to be exactly the kind of unplanned scattered development that <br /> current land-use plans reject . The fragile north slope forest <br /> ecosystem is extremely susceptible to the kind of erosion <br /> created by development . The wildlife (including pileated <br /> woodpeckers) that frequent the wooded hillside will be pushed <br /> out of yet another habitat . Aesthetically, the development of <br /> this area would be a disaster , but our objections go far beyond <br /> aesthetics . <br /> Two of the sites are quite small (and of course none <br /> qualifies for the 35 acres necessary within an agricultural <br /> preservation area) . The one that most closely adjoins our <br /> property is only 1 . 8 acres and requires special zoning. Since <br /> this classification precludes having animals , we feel there are <br /> bound to be problems with our own modest agricultural endeavors <br /> which in the past have included geese , chickens , horses , and <br /> goats . Since our barnyard immediately adjoins this property, we <br /> feel that there will be complaints generated by crowing chickens , <br /> manure pile odor, etc. We want to maintain the rural , <br /> agricultural character of this very beautiful area. We have been <br /> fortunate enough to travel around this country and the world. <br /> We 've seen England' s Lake District , we 've hiked in the Alps , and <br /> we believe that the "driftless area" of western Wisconsin where <br /> we live is one of the most picturesque spots on the planet. <br /> The two other sites in the Kreitlow proposal are larger, and <br /> if this zoning proposition goes through, their future owners <br /> would have the option to further subdivide them. This would just <br /> compound the problems associated with development . One of the <br /> biggest is water quality. This hillside drains directly into <br /> Lake Marion. The runoff from washing machines, car washing, etc. <br /> will go directly into Lake Marion/Black Earth Creek. The soil in <br /> the valley is very sandy and the water table fairly high. Four <br /> or more additional septic systems could create groundwater <br /> pollution. <br /> We were under the impression that we were living in an <br /> Agricultural Preservation District which would preclude this kind <br /> of development . If we are not classified as such, we think we <br /> should try to gain that status . We think that ' s what ' s really at <br /> stake here , preserving the rural nature of a small valley located <br />
