It may be difficult to separate the reason <br /> for the increase value of land in this area. One could assume <br /> that the land value is increasing naturally because of the rapid <br /> urbanization on the west side of Madison . Alternately, one could <br /> assume that the increased value of land in this area will be due <br /> to the proposed park and Town Hail site. Then again , the <br /> increase value could , and in my opinion probably will , be due to <br /> a combination of both factors. <br /> I am not making my judgement on the valuation of this land <br /> because of my potential to receive a commission. IL is my honest <br /> opinion that at a minimum, the lown Ha1i will not devalue the <br /> land surrounding it.
