Zoning Petition # 4586 By: William & Beverly Severson to change the <br /> zoning from the RH-1 Rural Homes district to the R-1A Residential district. <br /> Location: 6746 Horseshoe Bend Section 35, NE NW Town Verona <br /> Area: 3. 53 Acres more or less <br /> Proposed use: Create 2 residential lots - 1 residence exists. D.E.D. <br /> Yes. <br /> ANALYSIS: Rezone will allow division of property into 2 lots and sale of one. <br /> CONCERNS EXPRESSED AT/AFTER PUBLIC HEARING; <br /> STAFF COMMENTS: <br /> R.P.a — Petition 4586. This lot is in a rural non-farm area, where the adopted <br /> policy is: "New unsewered residential lots shall be two acres or more in <br /> size. " If this 3. 53 acre lot is equally divided, each new lot will be <br /> 1. 76 acres, which requires a policy judgment of whether it is close <br /> enough to 2 acres. A greater concern is that the soils at this location <br /> indicate very severe limitations for septic systems. <br /> It is also noted that lots on three sides are zoned RH-1 . If this zoning <br /> proceeds, these two R-1A lots will not be allowed animals, while <br /> neighbors on three sides are allowed livestock animal units. <br /> Petition 4586 . Our comments expressed at the hearing stand. In <br /> addition, adding another septic tank system to this development means <br /> greater potential for nitrate problems in the groundwater in the future. <br /> There are several concerns which make this rezoning unwise. There is no, <br /> compelling reason to rezone other than the desire of the owner to sell a <br /> lot. <br /> E.H.D. — Petition 4586 No objection to this petition . <br /> Co. Hwy. — <br />
