Bartlett/Marthinsen Splits <br /> June 24,2003 <br /> Page 3 <br /> No new houses or rezones resulted from this division,so this does not count as a split. 11 splits <br /> still remain(12 building parcels),but the Town needs to determine how to share them amongst <br /> the three new owners. If we look at total building parcels,based on acreage remaining,the count <br /> would be: <br /> Total for Tom Bartlett: 159.863 acres divided by 35= 4.56=4 splits or 5 building parcels <br /> Total for Bonnie Marthinsen: 43 acres divided by 35= 1.22= 1 split or 2 building parcels <br /> Total for Marthinsen Trust:215.65 acres divided by 35=6.16=6 splits or 7 building parcels <br /> Total for Farm= 11 splits and 14 building parcels <br /> This is the desired 11 splits,but 14 building parcels,or two more than allowed by the plan for the <br /> farm. <br /> So the Town needs to determine how to allocate the remaining building parcels. The Town has <br /> determined that the fairest way to allocate these remaining building parcels would be divide the <br /> remaining acreage(418)by the number of parcels allowed(12)and then using the results to <br /> allocate the building parcels. Thus,418/ 12=34.8. The building parcels for each owner would <br /> then be: <br /> Total for Toni Bartlett- 159.863 acres divided by 34.8= 4.59 building parcels=_4 building <br /> parcels <br /> Total for Bonnie Marthinsen: 43 acres divided by 34.8= 123 building parcels= lbuilding parcel <br /> Total for Marthinsen Trust:215.65 acres divided by 34.8 =6.19 building parcels=6 building <br /> parcels <br /> Total= 11 building parcels <br /> Normally we would round down these results as shown above,but this leaves the farm one short <br /> of the allocated number of building parcels(12). <br /> Since the acreage owned by Bartlett is the closest to the amount needed for another buildable <br /> parcel,and the acreage owned by Bonnie Marthinsen is just over the amount required for 1 <br /> buildable parcel,and the amount owned by the Marthinsen Trust is also just over the amount <br /> required for 6 buildable parcels,the Planning Commission has determined(at the June 23,2003 <br /> meeting)that we should allocate the extra building parcel to Bartlett. <br /> The totals are then: <br /> Total for Tom Bartlett 5 buildable parcels <br /> Total for Bonnie Marthinsen: lbuildable parcel <br /> Total for Marthinsen Trust:6 buildable parcels <br /> Total= 12 buildable parcels <br /> These totals are exclusive of parcels#11 (Bonnie Marthinsen, 12 acres, 1 split,2 building parcels) <br /> and#16(Tom Bartlett,2 acres no splits, 1 building parcel already occupied by a house). <br />
