8. Only home style or owner operated businesses that provide a <br /> service to the rural area should be permitted. Deed <br /> restrictions should be used to control expansion or a <br /> future change in use. <br /> Unsewered Development District <br /> Purpose: Provide a district for the expansion of low to medium <br /> density residential neighborhoods and areas for light commercial <br /> use. <br /> Policies : <br /> 1. The maximum gross density (including roads, utility <br /> easements, and park dedication) of any residential develop- <br /> ment should not exceed 1 dwelling unit per acrd In sub- <br /> divisions where pedestrian and traffic circulation and <br /> park facilities have been well planned, 10% of the allowable <br /> units could be constructed as duplexes. <br /> 2. New heavy commercial and light manufacturing development <br /> (the C-i and C-2 county zoning districts) should adjoin <br /> existing commercial areas and have direct access onto a <br /> major roadway (County Highways BB, N, and U.S. Highway 12 & <br /> 18) . <br /> 3. Neighborhood convenience stores should be permitted where <br /> a need can be demonstrated. Such uses should be developed <br /> to fit into the neighborhood through architectural styling <br /> and landscape screening. <br /> 4. Land that lies within an identified development district <br /> should be encouraged to remain in agricultural use until <br /> development becomes eminent. <br /> 5. In addition, the town' s general policies for development are <br /> to be followed. <br /> Resource Protection District <br /> Purpose: Provide an overlay district that offers the oppor- <br /> tunity to identify and manage important local resources, such <br /> as: floodplains, wetlands, woodlands, and historic sites or <br /> buildings. <br /> Policies: <br /> 1. In the floodplain overlay area no filling or development <br /> ed f, should be permitted in the floodway or floodway fringe. <br /> An exception is filling for farm service roads, necessary <br /> connector roads and farm dredging that improves the natural <br /> drainage system, would be permitted when it can be shown <br /> that such alterations will not increase flood levels on ad- <br /> joining properties. <br /> -7- <br /> F <br />
