This parcel has one existing access to <br /> C.T.H. "N", an access controlled highway. This is the only access available <br /> to serve the parcel . An access application for a "change in use" with Trans- <br /> portation Committee approval would be required in order to utilize the existing <br /> access for the proposed truck terminal and mini-warehouse facility. If the <br /> access is granted, it would have to be built to a State type "B" or "C" side <br /> road design standard. If the future traffic volumes in and out of projected <br /> facility are large enough, a passing lane may also have to be constructed by <br /> the developer. <br /> R.P. C. <br /> Petition #3625 <br /> The Town of Cottage Grove Land Use Plan, limits commercial development to <br /> services for local residents and those uses generally compatible with low <br /> density residential areas.
