Austin, Director <br /> Madison <br /> August 6, 1986 2 C <br /> Mr. Lyman Anderson, Chair <br /> Dane County Agriculture, Environment <br /> and Land Records Committee <br /> c/o Dane County Zoning and Land Records <br /> Room 116, City-County Building <br /> 210 Monona Avenue <br /> Madison, WI 53704 <br /> Dear Mr. Anderson: <br /> The City of Madison strongly opposes Zoning Petition #3747 for <br /> 20 acres located in the 3700 block of High Point Road from A-1 <br /> Agriculture to B-1 Local Business. This location is about 800 feet <br /> North of Mid-Town Road on the West side of High Point Road. This <br /> Nd parcel is within the Central Urban Service Area, but is not served by <br /> sanitary sewer or public water supply. The Town of Middleton has no <br /> N plans to extend those services. Zoning to allow offices for a <br /> computer firm as unsewered development within the Urban Service Area <br /> is inconsistent with the adopted County Land Use Plan. <br /> i The existing road is inadequate to handle any volume of traffic. This <br /> bb l (e site is in a rural setting surrounded by agricultural land and a few <br /> large lot single-family dwellings. Zoning to allow for urban <br /> r,� (1 development is premature until urban services can be provided. Within <br /> '°"' y the Urban Service Areas, new development and zoning for such new <br /> development should be organized and timed to permit urban services and <br /> facilities to be provided as economically and efficiently as possible. <br /> Allowing this rezoning and use as unsewered development now will make <br /> it more difficult and costly to extend urban services in an orderly <br /> fashion in the future. <br /> This site is within 1/2 mile of sanitary sewer, is 3/4 mile from a new <br /> water well , pumping station and water storage site and is less than <br /> 1,000 feet from the City limits. <br /> This area is shown in the 1981 Adopted Dane County Farmland <br /> Preservation Plan as a Sewered Urban Service Area whose purpose is to <br /> provide areas for urban development on public sewer, water and other <br /> necessary urban services. <br /> Madison Municipal Building <br /> 215 Monona Avenue <br /> Madison,Wisconsin 53710 <br /> 608 266 4635 <br />
