Madison Wild Waters <br /> Letter of Transmittal--Conditional Use Permit <br /> A) Proposed use of the land: The land will be used to develope a water <br /> theme park on Lot 9 with access off Millpond Rd Dr. accross the rear of <br /> lot 8-2. Lot 10 will be held for future use as yet not determined. The <br /> various components of the park are described in the attached sheets. <br /> B) Time Schedule for development: <br /> 1) PHASE ONE-Construction to commence with the approval of conditional use <br /> permits. The construction time will be approximately 60 days with a projected <br /> opening date of June 16, 1984. Phase one includes the following: <br /> a) Utilities & fencing <br /> b) Parking & access drive. <br /> c) Concession building with restrooms, change rooms and offices. <br /> d) Maint. building <br /> e) Water Slides <br /> f) Mini Golf <br /> g) bumper boats <br /> h) Entrance ticket building. <br /> 2) Phase Two-Construction to commence in September 1984 with an opening <br /> date of Memorial Day Weekend 1985. Phase two includes the following: <br /> a) Rampage Water Slide <br /> b) Inner Tube white water ride. <br /> c) Wave Pool area. <br /> d) Can Am & Skeeter Boat area. <br /> C) This property is suitable for the proposed use as a water theme park for <br /> the following reasons: <br /> 1) This park will serve as a large recreation area that can be used by a <br /> large sector of the public for family entertainment. <br /> 2) The park has been designed to have a large amount of green area to help <br /> it blend in easily with any other development that would enter Evan Acres. <br /> 3) The location is close enough to the University, MATC and the Madison <br /> area to provide needed quality summer jobs for over 100 qualified applicants. <br /> D) The description of the land use within 300 feet of the site follows: <br /> 1) Lot 8-2 Undeveloped to the north. <br /> 2) Lot 5 Vacant gas station to the north. <br /> 3) Lot 4 Undeveloped to the north. <br /> 4) Lot 6-2 Undeveloped to the northwest. <br /> 5) Lot 7 Undeveloped to the northwest. <br /> 6) Lot 11-2 Undeveloped to the Southwest. <br /> 7) Yahara Hills Golf Course undeveloped area is adjacent to the East border <br /> of lots 8-2, 9 & 10. <br /> 8) Interstate Highway I 90 borders a portion of lot 10 to the Southwest. <br /> A site plan of the property, drawn to scale is attached supplied by Mid States <br /> Engineering of Baraboo. <br />
