Landscaping shall be
protected from damage by vehicles and shall be replaced if damaged or killed." Please provide a general
landscaping plan, including the ratio of total surfaced area and total landscaped areas.
The Alexander Company will be designing the landscaping plan and lawn irrigation plan. A copy will be forwarded
to you upon completion.
The site plan area breakout is as follows:
Building footprint=29,041 sf(14.3%)
Greenspace =34,301 (16.9%)
Paving = 133,985 sf(66%)
Sidewalks = 5,460 sf(2.8%)
D)Other Practical Considerations: It appears that the locations of the loading dock and the dumpster
enclosure will be difficult for delivery and collection trucks to access easily. Since there is an excess of parking
space, please consider redesigning the loading dock ramp/dumpster enclosure area for more backing and turning
space and less potential conflict with traffic circulation. Note that the minimum length of an "off-street loading berth"
is 50 feet as per Section 10.18(4)(e).
The loading dock has been omitted. This will now be an at-grade man door access point for standard office supply
delivery.
3) SIGN PERMIT REQUIREMENTS: Two signs are shown on the site plan --a wall sign and a"monument"sign.
Other signs may be needed for the building and parking areas. It would be prudent to provide enough information
now for at least a preliminary sign permit review, to avoid problems later that may be based on erroneous
assumptions now. I'll be glad to provide more information. Roger Lane recommends that Planning Design Build
take responsibility for the sign permits, since proposed locations and restrictions may affect site development.
The building tenant is contracting directly with a sign contractor for building signage. Site signage will be limited to
the single monument sign. Reference sheet A101 for other signage.
4) COST OF CONSTRUCTION: Please provide the cost of construction for the building only, including all
mechanicals. The Zoning Permit fee is calculated using $2.00 for each $1,000 of costs plus a base fee of$200.00.
Cost of construction is approximately$7,946,755.00
.
