Please see our responses in the boxed areas below. <br /> 1) Site Plan Requirements: The site plan is not fully dimensioned to Dane County Zoning Division standards. <br /> (Please see the link below for"general permit"application instructions, and the attached application form. Although <br /> commercial development needs additional documentation, the general requirements still apply.) Provide a site plan <br /> showing clearly the location and length of all property lines and the exterior dimensions of the proposed building, <br /> including canopies, exit stoops and loading dock. Note that the site plan must use the lot dimensions as proposed <br /> for the Final Plat of Novation Campus ll. <br /> See attached architectural site plan(sheet A101)and final plat for the Novation Campus II(sheet 1 of 3). <br /> 2) PARKING AREA REQUIREMENTS: The number of interior and exterior parking spaces provided (437) <br /> exceeds the number required (373), and the parking lot layout in general complies with Section 10.18, Dane County <br /> Code of Ordinances(DCCO). However, Roger Lane's earlier email question about stormwater handling is one of <br /> four(4) requirements for parking lots that were not addressed in the plans you submitted: <br /> A) Drainage. Please show how drainage will be handled, as described in Section 10.18(4)(f) DCCO: "(f) <br /> Drainage. Suitable grading and drainage shall be provided to collect and transmit stormwater to appropriate <br /> retention or detention basins, drainageways, ditches or storm sewers." The required Dane County Erosion Control <br /> and Stormwater Management Plan your engineer submits for approval to Dane County Land Conservation Division <br /> will probably identify how drainage will be handled. Please contact Jeremy Balousek, P.E., Erosion Control <br /> Engineer at 608.224.3747 for more information. <br /> Please see attached email and overall grading and erosion control plan(Drawing C-2.0)for the Novation Campus II. <br /> B) Lighting. The lighting plan shows only parking lot standards, and no exterior building lighting or sign <br /> lighting that may be proposed. Please provide more detailed plans and specifications showing that"[a]ny lighting <br /> used to illuminate off-street parking areas shall be directed away from adjacent properties and public rights of way," <br /> as per Section 10.18(4)(g) DCCO. <br /> See attached point-by-point site lighting plan(sheet E101). Light fixture cut sheets are also attached. 30'poles were <br /> used in calculations. <br /> C) Landscaping. The Dane County Zoning Ordinance requires very minimal parking area landscaping, as <br /> described in Section 10.18(4)(i) DCCO: "All hard-surfaced surfaced...parking, loading and circulation areas with 10 <br /> or more spaces shall be provided with accessory landscape areas totaling not less than five percent of the surfaced <br /> area. Landscaping shall consist primarily of trees, bushes and shrubs.
