To require the installation of a fence between agri- cultural and non-agricultural uses to promote public safety. The type of fencing shall be defined in the Town ' s subdivision regulations. Residential Development Purpose : To permit residential development in areas of the Town where it will not be in conflict with farming operations . Policies : The minimum lot size for each building site will be 80 , 000 sq . ft . All developments shall follow the natural contour of the land or be related to the natural contour of the land. All developers shall be required to institute permanent erosion control measures . Runoff controls will be re- quired if there is a potential impact on adjacent land owners , The Town ' s Road Ordinances shall govern road construc- tion or reconstruction. The Town shall encourage , through subdivision reviews , the development of open space and park areas within new subdivisions . It is , however , not the intention of the Town to develop a Town Park System. Commercial Development Purpose: To encourage the location of commercial uses which will provide goods and services to the area in a convenient , safe and attractive manner. Policies : To prevent strip commercial development along roadways ; To provide for cotcunercial development that is compatible with adjacent land uses ; • To plan commercial development at convenient highway oriented locations . To zone only that portion of land necessary for the contemplated use when re-zoning is required .
