Smiley'01(/ <br /> RE: Clarification of Comments Regarding Petition #3326 - Town of <br /> Deerfield <br /> Date: October 19, 1984 <br /> Fred Nelson called concerning our comments on Petition #3326 in the <br /> Town of Deerfield where 16.25 acres were proposed for rezoning to RH-1 . <br /> His application stated as a proposed use, "sell off part Lot 4" and <br /> on the face of the petition it said, "division of lot. " Since lot <br /> #4 contains 16.23 acres (see copy of attached CSM) we reasoned that <br /> a number of lots could be created, simply dividing by the two acre <br /> minimum lot size and subtracting a factor for the necessary public <br /> road. The density allowed by Town Plan Policy had been used by petition <br /> #3078 in 1983. <br /> The actual intent, as Fred described over the phone and in his note <br /> of August 31, 1984 to the Zoning Department, was to exchange land between <br /> adjacent owners and not create additional parcels. That proposal appears <br /> to be consistent with the Town Plan, except that the zoning requested <br /> could allow for subsequent additional lot divisions. <br /> Using Fred's statement of August 31 , 1984 and the CSM, here is my under- <br /> standing of what is proposed: <br /> Lot #1 of CSN #600, east of Nelson Road (Tax Parcel 455.1 on <br /> Petition) is proposed to. receive 5 more acres from Lot #4 <br /> giving it a total of about 6 acres. If it were rezoned as <br /> proposed, one acre would remain A-1 Exclusive and 5 acres would. <br /> be zoned RH-1 . I would suggest that the proposed 6 acre <br /> parcel be zoned RH-2. <br /> RPC - <br />
