J. Engler, Administrator <br /> Gentlemen: <br /> As I am the prospective buyer of Land Parcel #31-26-610 located in Section #26 <br /> Town of Verona in Dane County, a portion of which you are being petitioned to <br /> rezone because the parcel size would not allow its present zoning after title <br /> transfer, I feel obligated to describe the intended use to which I expect to <br /> put the property. <br /> The current use is agricultural, i.e. alfalfa, apple trees, Christmas trees, <br /> grape arbor, and nursery stock. It is my intention to continue to use this <br /> property for agricultural purposes. I currently own all of the machinery <br /> necessary to operate as an agricultural enterprise on this property, except a <br /> mower and baler for the hay crop. Because of my interests and the slope and <br /> soil type of areas of the land, I expect to add more fruit trees and probably <br /> brambles. <br /> In discussing with the real estate agent the requirement that the property <br /> must be rezoned because it is less than 35 acres in size, I initially sought <br /> to obtain a time of sale A-2 zoning; however, because of problems with <br /> junkyards, dead horses, and the fact that an adjoining parcel did not obtain <br /> A-2 zoning in the Town of Verona, realtor, sellers and I concluded the best <br /> future use of this parcel is RH-4. The property width at the highway right of <br /> way is greater than 66 feet in case of future development. <br /> Regarding the future, the time scale I am looking at is greater than 10 years, <br /> more likely 20 years. At present I am under age 40 and in good health. I <br /> wish to pursue my interest in agriculture at this site. At the present, <br /> housing development is a long way off from my standpoint, but RH-4 is <br /> definitely my best alternate zoning choice for the future. <br /> Sincerely, <br /> `!// %l /rc . <br /> a <br /> William E.
