B-1 to C-2 REQUESTED ZONING CHANGE The rezone pertains only to the Southerly 120 feet of the property and does not involve the trailer park. The rezone is requested to permit sale of mobile homes/manufacturers housing in an area separate from the mobile home park. The rezone will not permit any expansion of the mobile home park in area or number of units. 2. Mobile Home Park The mobile home park has existed since the early 50's prior to the mobile home park regulations and is a nonconforming use. S10.21(1) Dane County Zoning Ordinance provides as follows: "The lawful use of a building or premises existing at the time of adoption of this ordinance may be continued as a non-conforming use, but if such non- conforming use, shall be discontinued for a period of one( 1) year, such non-conforming use will be deemed to have terminated and any future use shall be in conformity to the provisions of this ordinance. No building or premises used as a non-conforming use shall be added to or structurally altered so as to increase the facilities for such non-conforming use." Therefore, the number of mobile homes, or the • area of the park may not be increased without application for and approval of a conditional use permit. Deteriorated mobile homes may be replaced to provide upgrading of the park. 3. Sanitary System Dane County Environmental Health Department has inspected the site and has also limited the number of mobile homes to no more than 27 units on the existing septic system. 4. Water Supply _ r The well and water supply system is not within the jurisdiction of Dane County Zoning. The correct agency is DNR, Water Supply Division,
