B-1 to C-2 REQUESTED ZONING CHANGE <br /> The rezone pertains only to the Southerly 120 feet of the property and <br /> does not involve the trailer park. The rezone is requested to permit <br /> sale of mobile homes/manufacturers housing in an area separate from <br /> the mobile home park. The rezone will not permit any expansion of <br /> the mobile home park in area or number of units. <br /> 2. Mobile Home Park <br /> The mobile home park has existed since the early 50's prior to the <br /> mobile home park regulations and is a nonconforming use. S10.21(1) <br /> Dane County Zoning Ordinance provides as follows: "The lawful use of <br /> a building or premises existing at the time of adoption of this <br /> ordinance may be continued as a non-conforming use, but if such non- <br /> conforming use, shall be discontinued for a period of one( 1) year, <br /> such non-conforming use will be deemed to have terminated and any <br /> future use shall be in conformity to the provisions of this ordinance. <br /> No building or premises used as a non-conforming use shall be added <br /> to or structurally altered so as to increase the facilities for such <br /> non-conforming use." Therefore, the number of mobile homes, or the • <br /> area of the park may not be increased without application for and <br /> approval of a conditional use permit. Deteriorated mobile homes may <br /> be replaced to provide upgrading of the park. <br /> 3. Sanitary System <br /> Dane County Environmental Health Department has inspected the site <br /> and has also limited the number of mobile homes to no more than 27 <br /> units on the existing septic system. <br /> 4. Water Supply <br /> _ r <br /> The well and water supply system is not within the jurisdiction of <br /> Dane County Zoning. The correct agency is DNR, Water Supply Division, <br />
