August 10, 1987
Mr. Lyman Anderson, Chairman and Dane County Zoning Board,
Mr. Bill Fleck and Dane County Zoning Department, and
Ms. Rosalind Gausman, Clerk/Town of Dunn
RE: Conditional Use Permit #610 (Mr. Earl Pottinger)
Dear Ladies and Gentlemen:
The purpose of this letter is to voice my objections and concerns regarding
Mr. Pottinger's request for rental of existing residences at 2943 and 2947
Camp Leonard Road.
There are many points to be considered regarding his request for Permit 1610
which I believe are not necessarily specified or outlined in his petition,
and these issues will have a definite negative impact on this residential
neighbor- hood.
NOTE: It appears he is only requesting a Conditional Permit for rental of
existing residences when in fact Mr. Pottinger has a petition in at
the Town of Dunn requesting permission to build a boat storage
building that will be a minimum of 75 feet long by 25 feet wide and
15 feet high. This is only Phase I and plans an addition to this
building in 1988. How big is the planned addition to the Phase I
building? Also, he has plans for building at least 12 boat slips in
front of his property for the purpose of renting to outsiders.
It appears Mr. Pottinger is only requesting a Conditional Permit for
rental of his existing residences while in fact, it appears to me
that his real intent is to have a full scale commercial marina in
operation sometime in the near future.
My objections and concerns to all of this are as follows:
1. Where or how will Mr. Pottinger accommodate from 6-50+ cars that
potentially could be on or near his property at any one time when it is
in full operation? This is especially concerning when it is my
understanding from the previous owner that this land is in fact land-
locked and does not have access without crossing the neighbors property.
(It is my understanding that Reiter previously had an agreement with
Trachte' s to allow access) .
With the house, garage, and the mammoth storage building he is planning,
where will he park all of these cars? The space he is planning to
construct this building is backed-up to a private drive of which he has
no access. The size of the building is not to scale on his drawings at
the Town of Dunn. Also, I understand this is in a flood plane and there
are possible legal implications resulting if this is a fact.
