• <br /> -2- <br /> Three renters (minimum) plus 12 slips = 15 potential cars plus friends <br /> and relatives visiting (2 each) = the possibility of 45 cars and there <br /> could potentially be many more. The Babcock Park area is only stickered <br /> for boaters and parking in the area or on Camp Leonard Road is not <br /> allowed. Also, with the added traffic it will cause a great safety <br /> concern to families with children playing in the area and will also <br /> cause extra wear-and-tear to the Camp Leonard Road. <br /> 2. Because Mr. Pottinger's present property is zoned recreational he <br /> apparently does not have to get a permit to build the 12 slips in the <br /> space of water that could be as large as 150 feet by 100 feet by 150 <br /> feet. <br /> Since this marina type operation will be in the area of where the <br /> boaters from Babcock Park come in and out, it will be both a traffic <br /> hazard and a congested area to boaters. <br /> 3. The Camp Leonard Road area consists only of residential properties. <br /> The rezoning of Mr. Pottinger's property and his planned use of that <br /> property, should he receive Dane County's permission, will cause <br /> considerable depreciation to the adjoining properties (Randy and Teresa <br /> Trachte and mine, C. Scott Mitchell) . The value of the other residen- <br /> tial properties in this area will also be affected. <br /> In conclusion, Mr. Pottinger's request for a Conditional Use Permit to rent <br /> 2943 and 2947 Camp Leonard Road will have a much greater impact on our <br /> neighborhood than indicated in his request, i.e. , storage construction of <br /> major proportions, construction of 12 marina slips, the traffic and parking <br /> problems, etc. Another major concern I have, if granted this Conditional <br /> Use Permit, is that he will later ask permission to build (in place of the <br /> existing residential structure) a four or eight unit apartment building. I <br /> perceive this Conditional Use Permit as a way to get his foot in the door to <br /> this and other commercial and/or for-profit type activities all of which are <br /> right smack in the middle of a residential area. <br /> I am not the only one on Camp Leonard Road who has these objections and <br /> concerns, i.e. , the signed petition of local neighbors and residents <br /> objecting to Mr. Pottinger turning a residence into a commercial marina, <br /> they too have concerns and many are similar to mine. <br /> I have lived at my present residence since May, 1985 and the primary reason <br /> I chose to live here was to get away from a major town or city, and to enjoy <br /> the peace and quiet that this semi-rural area in which I presently live <br /> offers. <br /> I trust, in the best interest of the current residents living on Camp <br /> Leonard Road, that the Dane County Board, the Dane County Zoning Department <br /> and the Town of Dunn will not allow this travesty to take place. <br />
