Anderson, Chairman AUG 1 11987 <br /> Dane County Agriculture-Environment <br /> & Land Records Committee ��►:gig=ai +�'�i . <br /> 210 Martin Luther King Jr. Blvd. <br /> Madison, Wisconsin 53709 <br /> Subject: Conditional Use Permit #610 <br /> Earl Pottinger property on Camp Leonard Road <br /> Dear Chairman Anderson and Committee Members : <br /> The Dunn Plan Commission held a public information meeting <br /> last night on the proposed change in use for the property at <br /> 2943 and 2947 Camp Leonard Road. A petition with 48 signatures <br /> opposing the permit was presented, as well as 14 people from <br /> the immediate area speaking against it. No one, other than <br /> Mr. Pottinger spoke in favor of this permit. <br /> This property, as well as the other lots in Camp Leonard <br /> have been used as single family residences since they were zoned <br /> RE-1 in the early 1950' s . Many of them started out as summer <br /> cottages, but were converted to residences. <br /> The Dunn Plan Commission strongly recommends denial of this <br /> conditional use permit. We also would like to express our great <br /> concern for allowing this property to remain in RE-1 zoning <br /> in light of its proximity to Babcock County park. The rental <br /> of these buildings is part of a larger plan to develop a <br /> privately run commercial marina. We question whether the size <br /> and shape of the lot will meet the county ordinance for the <br /> required off-street parking for rental units , a marina with <br /> 12 boat slips and a 75 ' x25 ' storage/rental facility. Off street <br /> parking is already a problem there with Babcock Park and this <br /> would worsen the parking and traffic situation in a crowded <br /> residential area. <br /> We question the adequacy of ingress and egress for rental <br /> and business purposes. It appears that this is a landlocked <br /> parcel served by an agreement that was originally between two <br /> neighbors for single family purposes . <br />
