The <br /> subject property is located immediately across from the city's corporate <br /> limits and it is within the city's urban service area. The City's <br /> Comprehensive Plan identifies the subject property as being developed low <br /> density residential and therefore the requested zoning would be totally <br /> inconsistent with the City's future land uses in this area. <br /> The City has carefully reviewed the permitted uses allowed in the <br /> County's C-2 District and has determined that the uses as defined are not <br /> compatible with the City's Comprehensive Plan as it pertains to the proposed <br /> land use to be located at 1817 Clarmar Street.
