(ag. ) district to the LC-1 <br /> (limited commercial ) district a four-tenth ( . 4) acre portion of his <br /> residential property located at 1917 Ran,_e T rail . The purpose of the LC-1 rezoning is to <br />`° allow parking and storage of no more than six trucks used in his <br /> roofing construction business (Degenhardt Home improvements, Inc. ) <br /> and to allow storage of materials and supplies used in connection <br /> with the same busi ness. Storage of materials and supplies will be <br /> confined to the interior of a 0 'x 4n storage building situated on <br /> the rezoned LC-1 portion of the property, with outside storage of <br />• <br /> materials occurring occasionally on a temporary, seasonal basis. <br /> Zoning Petition No. 4081 as amended by Dane County requires that <br /> Thomas H. Degenhardt-dt file a covenant with the Dane County Register of <br /> z Deeds to restrict to six (6) items the storage of construction <br /> equipment used in operating his contracting business and to restrict <br /> the storage of materials and supplies to the interior of the <br /> building except for temporary seasonal outside storage. It is the <br /> Verona Town Board 's opinion that these restrictions address many of <br /> the legitimate concerns expressed by area residents at town plan <br /> • <br /> commission and board meetings on September 24 and October 6, 1987. <br /> The restrictive covenant required by Dane County, however , does not <br /> address the concern expressed by residents and officials that <br /> arlcroval of restricted LC-1 zoning in a residential area may harm <br /> the long-term interests of the Town of Verona if the restrictions <br /> are violated or removed , or if the restricted LC-1 zoning encourages <br /> the use of unrestricted C-1 and C-2 (commercial ) zoning in areas of <br /> the town that are predominantly residential in nature. Recognizing <br /> this concern, Thomas H.
