Such <br /> intensive agricultural use would probably be consistent with <br /> agricultural preservation policies. The C-1 zoning probably should <br /> be conditional to limit operations to this type of use, since many <br /> other C-1 uses would be incompatible at this site. <br /> *4116 Town of Springdale, comments on rezoning maps: <br /> 1 . Most of the parcels for rural residential zoning are In <br /> "Unsewered Development Areas" of the Springdale Town Plan. <br /> These areas allow for unsewered development with a one acre <br /> minimum lot size by policy. <br /> 2. There are a number of parcels being separated from farms which <br /> appear generally to avoid the more productive soils. However <br /> many have very severe limitations for septic tank systems. ' <br /> Some additional concerns are: <br /> a. Parcel 27-02-25.2 has the western half in a floodplain <br /> area. <br /> b. Parcel 27-13-311 .1 and 315.1 has approximately 27 acres to <br /> be zoned RH-2 (4 acre minimum) which will allow a higher <br /> density than the plan provides (one lot per 35 acres <br /> owned) . <br /> c. Parcel 27-13-328.1 has approximately 23 acres to be zoned <br /> to RH-2, which allows more density than plan policy <br /> provides. <br /> d. Parcel 27-36-779 and 752 Is approximately 24 acres to be <br /> zoned to RH-2 which allows more density than plan policy <br /> provides. <br /> 3.
