Somerfeld, Director of Transportation <br /> Subject: Zoning Petition #4133 Conditional Use Petition #639 - <br /> Proposed 100 Unit Hotel and C-1 Commercial Zoning <br /> in the 600 block of South Gammon Road <br /> We would like to request that the Dane County Zoning Committee <br /> include as a condition of approval for the 100 unit hotel , <br /> the dedication of street right-of-way along both the South <br /> Gammon Road frontage and the Watts Road frontage of this property. <br /> Along Gammon Road an additional 15 feet of right-of-way is <br /> needed and along Watts Road an additional 11 feet is needed. <br /> This additional right-of-way is needed in order to accommodate <br /> the anticipated improvements that will ultimately be needed <br /> to the Gammon and Watts Roads intersection. The additional <br /> traffic generated by the new development in this area, such <br /> as Wal Mart, Sam's Wholesale Club, the proposed west side <br /> Post Office on Struck Street and this 100 unit hotel as well <br /> as development that will eventually occur on the other undeveloped <br /> lands east of Gammon Road will require that the capacity of <br /> the Gammon-Watts Road intersection be upgraded. Earlier this <br /> year, the developer of lands west of the Gammon Road-Watts <br /> Road intersection reconstructed and upgraded Watts Road west <br /> of Gammon Road and paid for the installation of traffic signals <br /> at that intersection. We are currently looking into the possibility <br /> of a special assessment district in this area in order to <br /> distribute the cost of upgrading the rest of this intersection <br /> to the lands east of Gammon Road. <br /> The anticipated improvements include the widening of the northbound <br /> lanes of Gammon Road in order to provide three lanes starting <br /> at a point midway between the Schroeder Road and Watts Road <br /> intersections and Seybold Road. In addition, the widening <br /> of Gammon Road will include space in the median for dual left <br /> turns off of Gammon Road onto Watts Road for both northbound <br />
