PETITION * 4204 <br /> TOM & MICHELE PELLITTERI <br /> TOWN OF VERONA <br /> BACKGROUND <br /> In March of 1987 the Pellitteri 's purchased this land for the <br /> purpose of building a new home . Having lived in the City of <br /> Verona for almost 10 years, we had looked for several years <br /> for a parcel of property that met our requirements for country <br /> living. The land that we purchased is a designated farm <br /> consisting of 106 acres more or less . Approximately 63 acres <br /> are designated tillable land, and approximately 40 acres of <br /> wetlands and lowland. The Sugar River meanders through the <br /> wetland area. We purchased the farm from the Federal Land <br /> Bank . Although our property is located on the north and south <br /> sides of Hyw 18-151, the only high ground is located on the <br /> southern part . We are asking to rezone approximately 3 . 1 <br /> acres of farmland for our home . The remainder of the <br /> tillable land will continue to be farmed by the farmer that <br /> has rented the land prior to and since our purchase . We <br /> intend to put the wetland part of our farm into conservancy <br /> zoning. <br /> Prior to purchasing this property we ascertained as much <br /> information as possible pertaining to two road projects that <br /> could effect this property, ie . the Hwy 18-151 four lane, and <br /> the Verona Bypass . The 18-151 four lane would not effect our <br /> housing plans, although several acres adjacent to Hwy 18-151 <br /> would be needed for the expansion project . <br /> We were also concerned about the Verona Bypass, and its effect <br /> on our plans . At this time the Verona Bypass alternative <br /> routes all intersected Hwy 18-151 east of our property and did <br /> not bridge the Sugar River . In February we met with <br /> representative of the DOT and were told that the Bypass would <br /> not come any further west than already projected. Although <br /> there . were no guarantees made, on good faith reliance we <br /> purchased this property. The reasons given to us by the DOT <br /> were, 1 ) taking wetlands for highway projects was contrary to <br /> public sentiment, and 2) Bridging the Sugar River would be <br /> much more expensive and significantly increase the costs of <br /> the project . Once we purchased the land we began the process <br /> of planning our future home . Through informal discussions <br /> with Town of Verona representatives we believed that we would <br /> have no trouble rezoning for a single residence . <br /> In June of 1987 the DOT hired Jack E Leishe and Associates as <br /> a consultant for the Bypass project . It was their mission to <br /> get public input regarding the Bypass issues and to eventually <br /> • <br />
