It is our understanding that the proposed CSM, if approved, would merely serve to lock the R-1 zoning (approved under delayed effective date (D.E.D) status) into place. It is our further understanding that in no way would the approval of this CSM proposal permit, or otherwise enable, the subsequent division of the subject property. At this point in time, the City of Sun Prairie does not wish to impede the granting of the R-1 zoning, and thus, the City does not wish to oppose the requested CSM. However, the City wishes to emphasize that in no way does this action necessarily indicate that the City of Sun Prairie will approve subsequent division of this property. In previous communications with your Committee and in repeated discussions with the petitioner, the City has indicated that land division, in conformance with the County's R-1 requirements, may be acceptable if the proposal also complies with the applicable provisions of our Land Division Ordinance and our Comprehensive Plan. We intend to withhold detailed commentary on this matter until contacted by the property owners, or by your Committee or staff, at such time a land division proposal is under consideration.
