Knowing that Mr Junck was the Electrical Inspector for the
Town of Verona and had frequent contact with Harland Dahik and
the Town Board members at Leetings regarding regulations and
zoning, we were sure that he knew as well as anyone what the re-
strictions of residential zoning were . We relied on him to take
his business venture to an appropriate commercial setting before
it encroached on the residential character of the neighborhood.
Our confidence in him was misplaced. Mr Junck now wants his
disregard of residential zoning to be legalized by cranting him a
Limited Commercial zoning so that he can erect yet another large
building for storage . He has pledged to screen it with walls or
landscaping according to code , but we have little faith that he
will pay any more attention to the restrictions of the LC-1 zoning
than he did to his residential zoning.
We are sure many small businesses would like to operate out
of their homes for convenience and economy. This should be allowed
as long as the external evidence of the business does not alter
the character of the neighborhood or the value of the adjacent
properties .
Of the seven Horseshoe Bend property owners other than Juncks,
none are in support of the petition to rezone , and five have re-
gistered by petition as strongly opposing the rezoning.
Mr Winkelman, who spoke in support of the Junck petition at
your October 14th meeting, lives out of sight and sound from Horse-
shoe Bend, and would in no way be affected by the decision.
We implore you not to consider this rezoning as a trivial
change to accomodate a small business . It would be a permanent
change, converting a is acre zone in the heart of a residential
and (R}1-1) Rural Hone neighborhood to Limited Commercial use .
Whether the Juncks remained on their property, or sold it, this
alteration of the neighborhood would remain.
It is not our intention to try to force this small business
to close . . .or to move . We ask that they be required to come into
compliance with their residential zoning: that business vehicles
except for one van be stored at a properly zoned site outside the
residential area; that the assort-lent of salvage cars and trucks
be removed from the property; and that they cease business activity
