Plan Commission members <br /> present were: Maurer , Williamson , Behnke, Peterson, Bitzer. Also <br /> present: Dr. & Mrs. Venkat Rao; John McKenna; Bud Tabaka. <br /> Williamson moved , seconded by Behnke, that the Minutes of Sept. 25 <br /> be approved. Motion carried. <br /> 1 . CSM # 3774 , submitted by Capitoland Christian Center. Pastor <br /> Stauffacher explained that his group had been unaware of the <br /> deadline for filing the certified survey and were now having to <br /> roved <br /> refile it There are no changes from what was reviewed and app <br /> earlier. Williamson moved , seconded by Behnke, that the Plan <br /> Commission recommend approval of CSM #3774. Motion carried. <br /> 2. DANE COUNTY ZONING PETITION ##.3807 and Preliminary Plat of White <br /> Pines subdivision. Petitioner , William Krell , 6903 MidTown Rd. , Town <br /> of Verona. Proposed rezoning from RH-3 to RH-1 of a 15.26-acre <br /> parcel at the end of Jeffy Trail . Purpose: to allow Mr. Krell to <br /> sell his home osethaattached and create four additional <br /> lots. It is p ropoedat all fivelotsaccessonto the temporary <br /> turnaround at the end of Jeffy Trail . <br /> In addition to the 5-lot prelim. plat received from Dane County for <br /> review by the Town , Mr. McKenna presented a revised 3-lot <br /> preliminary plat accessing onto the Jeffy Trail turnaround. (This <br /> revision has not yet been referred by Dane County to the Town for <br /> recommendation. ) Mr. McKenna explained that his client was not <br /> interested in building any additional town road extension , and that <br /> county subdivision regulations would not allow Jeffy Trail to be <br /> extended beyond its present length with a temporary turnaround. <br /> Commission members pointed out that in 1984, at a time when Mr. <br /> ad <br /> Krell still controlled all of the concerned parcels, the Townlhad <br /> stipulated , with his agreement, that any further rezoning or <br /> division of Parcels A,B,D,E, and F would be contingent upon <br /> submission of a preliminary plat for the entire area and provision <br /> for a town road to serve additional lots. <br /> In further discussion , the following points were emphasized: <br /> (1 ) No homes have been built on the four lots created by Mr. Krell in <br /> 1984 on the west side of Jeffy Trail ; thus there would appear to be <br /> no need for further rezoning at this time. (2) The dimensions and <br /> shape of lots in both the 5-lot and the 3-lot White Fines <br /> preliminary plats are extremely awkward , and do not represent good <br /> planning of lot configuration. (3) Proposed driveways are <br /> excessively long , and would eliminate the possibility of improved <br />
