August 5, 1986 <br /> Dane County Zoning <br /> Land Regulation and Records <br /> City County Building Hand-delivered <br /> 210 Monona Avenue <br /> Madison, WI 53709 <br /> Gentlemen: <br /> I currently own the real estate with the legal description set forth in the <br /> attachment hereto. The tax parcel number is 1601-647. The street address is 2720 <br /> Clayton Road, Madison, WI. <br /> (1) Present Zoning and Present Use. This property is presently zoned RH 1, <br /> and is currently being used as garden plots and a three family apartment. <br /> (2) Proposed Zoning and Proposed Use. I request a zoning change to C 2 for <br /> the purposes of constructing a high-quality mini-warehouse self-storage project and <br /> to R4 for the three family apartment building that is currently on the property as a <br /> non-conforming use. <br /> The project will be installed in two phases. The intial phase will have 372 <br /> units. Each unit will have a fire and burglar alarm, with the alarms connected to <br /> the manager's office. There will be 24 hour, on-site management. The project will <br /> include a chain-linked fence, electronic gates and entry. In addition, there will be <br /> extensive landscaping to beautify the area. The completed project will consist of a <br /> 42 foot by 195 foot building, with 66,480 square feet of warehouse area, plus 1,800 <br /> square feet of office and apartment area. <br /> The exterior walls will be concrete block with a truss roof covered by fiberglass <br /> class A shingles. The interior partitions will be steel and there will be good quality <br /> metal doors. <br /> The perimeter will have a 6 foot cyclone fence and the entire area will be <br /> fully lighted for added security. It will have an electrically controlled gate with <br /> a coded numbering system. <br /> Site improvements include a blacktopped driveway and access to the buildings <br /> plus a graveled parking area for open storage. A site plan will be furnished within <br /> five days. <br /> (3) Location and Description of Property. The location of the property is <br /> immediately south of Highway 12-18 (the South Beltline) at the intersection of Park <br /> Street and the Beltline. The property contains approximately 5.4 acres of land. <br /> The site has over 800 feet of frontage on the U.S. Highway 14 right-of-way adjacent <br /> to the on-ramp with no access available for that portion of the highway. <br />
