Dane County Zoning <br /> August 5, 1986 <br /> Page Two <br /> Access is provided from Ski Lane which extends northward to connect with <br /> the old road identified as Clayton Lane which dead ends at the notherly end of the <br /> property. Ski Lane can be reached by an internal street pattern from West Badger <br /> Road or as an extension off from County Trunk Highway MM just north of the <br /> Rimrock Road intersection. North bound traffic on MM can continue northward <br /> from the Rimrock Road intersection and merge into the northbound lane of Highway <br /> 14 which then continues into the City of Madison and becomes South Park Street. <br /> There is a diamond interchange on Highway 14 at the McCoy Road intersection <br /> which is a short distance south of Rimrock Road and provides the opportunity for <br /> both north and southbound traffic to gain access to Ski Lane and Clayton Lane. <br /> The Town of Madison has water mains in the general area with a fire hydrant <br /> towards the northerly end of the property and there is a sewer manhole near the <br /> southwest corner of the property adjacent to the Highway 14 right-of-way. Other <br /> utilities are in the general area. <br /> (4) Reasons Why the Property is Suitable for the Proposed Development. The <br /> property is in an area of commercial property. It is highly visable from the south <br /> beltline. It has adequate access. The property is served by a public sewer on <br /> Clayton Road. Feasibility studies indicate there is still a need for public self <br /> storage in the area. <br /> (5) Description of the Adjoining Land Use Within 300 Feet. <br /> (a) Property north of the subject property. The property is south <br /> of the south beltline highway. The property immediatally to the <br /> north of the south beltline highway is zoned commercial and includes <br /> a restaurant and service station east of Park Street and liquor store <br /> and unoccupied grocery store to the west of Park Street. <br /> (b) Property south of the subject property. The property south of <br /> the subject property is zoned commercial (C2) and has several office <br /> buildings, including the CPA firm of Smith & Gesteland. <br /> (c) Property east of the subject property. The property east of <br /> the subject property includes three single family residences and <br /> several commercial properties (Nedrebo's, Happy Sleeper, etc.). <br /> (d) Property west of the subject property. The property west of <br /> the subject property is zoned C 2 and includes Auto Glass Specialists <br /> and another self-storage project, Badger Self Storage. <br />
