I am opposed to the <br /> Menard's request for heavy commercial zoning at this location at this <br /> time. <br /> Neither the County nor the City have done any detailed planning for <br /> the impact of a development such as Menard's at this location. The <br /> traffic problems resulting from the development's access point, just <br /> West of the Beltline interchange on the South side of Mineral Point <br /> Road, will be all too apparent as soon as it is open for business. <br /> The long-range land use pattern for this quadrant, and probably the <br /> North side of Mineral Point Road, will be irrevocably established by <br /> approval of this first phase of Menard' s heavy commercial development. <br /> I recommend placing this request on file until after a detailed plan <br /> is prepared for this area, including careful consideration of traffic, <br /> land use, other property owner concerns, utility extensions and <br /> related issues. In 1986, area residents and owners worked with County <br /> and City officials on the best location for official mapping the <br /> Northerly extension of C.T.H. "M" to Pleasant View Road, and I urge <br /> that the same consideration be given for future development plans <br /> along Mineral Point Road. <br /> I appreciate the opportunity to submit these comments to you and hope <br /> that you can agree with my position on this matter. <br /> Sincerely, <br /> F.
