Legal Description (attached w/map showing location of areas for re-zoning) <br /> 571.233 acres for re-zoning from A-1 to RE-1, Recreational district <br /> 9.550 acres for re-zoning from A-1 to B-1, Local Business district <br /> 4.017 acres for re-zoning from A-1 to C-2, Commercial district* <br /> 2. Required Information - <br /> (a) Proposed Use of the Property to be Re-Zoned <br /> The property is to be used for golf course and recreational purposes <br /> including a club house and golf professional's shop and other uses typical to <br /> the operation of one or more golf courses. Recreational uses will include <br /> cross country running and jogging trails and a trail system which may be <br /> utilized by cross country skiers. A portion of the Wisconsin segment of the <br /> National Ice Age Scenic Trail will traverse the site. In addition, there will <br /> be an area set aside for the conduct of research involving turf grasses. This <br /> area is intended to provide laboratory and growing plot facilities for use by <br /> the Wisconsin Turf Growers Association and related programs at the University <br /> of Wisconsin. <br /> The proposed use of the property will be almost entirely as open space. <br /> As such, the project will serve as a major factor in the long-term <br /> preservation of open space in Dane County, west of the City of Madison <br /> corporate limits. The site of the project has been previously identified in <br /> land use planning undertaken by the Town of Verona as an area to be devoted to <br /> recreational use. While the property is currently in agricultural uses, and <br /> zoned for that purpose, its future re-conversion from open recreational lands <br /> to agricultural purposes would not be physically precluded by the proposed <br /> uses, if that were necessary. <br /> * C-2 selected to support turf laboratory and related building space <br /> requirements which exceed 5,000 S.F. , which is the maximum permitted in <br /> C-l. <br />
