The policies are for <br /> residential use only with no provision for commercial <br /> development . If the rationale Is to use an existing building, <br /> there should be a requirement that 'all vehicles and materials <br /> must be stored within that building. <br /> #3939 This site is within the eastern limit of the Windsor urban <br /> service area, however the plan calls for two family residential <br /> use. <br /> #3940 This proposal is In the Albion agriculture preservation area , <br /> where such development is supposed to avoid prime farmland and <br /> land of statewide significance. According to USDA soil mapping, <br /> about half the site has prime and half statewide soils. In <br /> addition, the "double flag" lot configuration Is of concern. <br /> #3941 This area Is in the Deerfield agriculture preservation area <br /> where the density is limited to one lot per 35 acres owned. <br /> With an ownership of 47 acres, two lots may be allowed, but a <br /> plat Is Inconsistent without a plan amendment . The proposed R1- <br /> A zoning also is inconsistent with the plan policy of a minimum <br /> lot size of 80,000 sq. ft . (approximately 2 acres) . <br /> CUP #573 This site is In the urban service area where the Town of Madison <br /> plan provides for housing at a density of eight to 15 units per <br /> acre. The town's community development plan encourages multi- <br /> family development in areas where public facilities are <br /> available and advocates housing opportunities for low and <br /> moderate Income persons. <br /> a <br />
