Declarations does not in any way relieve the Declarant, <br /> subsequent owners or users of the Parcel from obtaining all <br /> approvals and permits routinely required by governmental <br /> authorities. It is intended that the Parcel may be developed and <br /> used for all uses allowed by the C-1 zoning as in existence on <br /> this date under the Dane County Zoning Ordinance except as shown <br /> on Exhibit 2 attached hereto and made a part hereof. The <br /> concepts and intentions mentioned in this Article shall prevail <br /> in the interpretation and enforcement of these Declarations <br /> whether the Parcel has one building site or is subsequently <br /> divided into more than one building site . <br /> ARTICLE II . PROPERTY SUBJECT TO DECLARATIONS . <br /> Declarant herein declares that the Parcel shall become <br /> subject to the Declarations set forth herein so as to enhance and <br /> protect the value, desirability and attractiveness of the Parcel <br /> and the adjoining properties in which the Declarant has retained <br /> an interest and for the subsequent interest therein of the <br /> Declarant' s successors and assigns , and to enhance and protect <br /> the value, desirability and attractiveness of the Town of <br /> Westport in general. These Declarations shall run with the <br /> Parcel and all parts thereof for all purposes and shall be <br /> binding upon and inure to the benefit of the Declarant, the <br /> Purchaser, and all owners , lessees , occupants and successors in <br /> interest as set forth herein, including, but not limited to, the <br /> Town of Westport which, as an adjoining owner, has an interest in <br /> the development of the Parcel, which interest is hereby <br /> recognized by the Declarant and the Purchaser. <br /> -2- <br />
